Chimney Sweeping and Repair for Frederickson Homes

In Frederickson, an unincorporated Pierce County community with no city government of its own, Chimney4u cleans, inspects and repairs chimneys and stove flues. Most houses here were built in 2000 or later, and a larger share heat mainly with wood than in neighboring Spanaway or South Hill, so this page focuses on stove flues and factory-built chimneys.

Chimney4u comes to homes in Frederickson from its Renton-based service operation. There is no local office or separate number — the phone and form here reach the same people. Serving homeowners from Arlington to Olympia, and east to Snoqualmie.

Some of the newest houses in this part of the county

With a median construction year of 2003 in Census estimates (American Community Survey, 2020–2024), Frederickson’s housing is younger than that of Spanaway, Parkland, South Hill or Graham; about 59 percent of homes were built in 2000 or later. Only about 1 in 7 predates 1980.

In houses this young, the chimney is often a metal flue inside a framed chase rather than a brick stack. Its weak points sit on the roof: the chase top, the cap over the flue, and the flashing where the chase meets the shingles. Those parts face every winter storm whether or not the fireplace is used.

If a factory-built chimney ever needs a new liner, what can go in depends on the original system and its size, since listed relining kits set their own limits. That is a question for an inspection, not a guess.

Wood heat inside the Smoke Reduction Zone

The same Census estimates find about 2.6 percent of occupied homes heating mainly with wood, roughly 1 in 40. On the Puget Sound Clean Air Agency’s map, Frederickson lies inside the Tacoma–Pierce County Smoke Reduction Zone, where an uncertified wood stove or insert may not be operated without an approved exemption.

A stove that heats the house all winter works its flue far harder than an occasional fire. Stove manufacturers commonly say to check the chimney monthly during the heating season and to remove creosote once it builds to about 1/8 inch, and the Chimney Safety Institute of America uses the same 1/8-inch threshold for recommending a sweep.

Permits: Pierce County Planning and Public Works

Frederickson is unincorporated, so Pierce County’s Development Center, run by Planning and Public Works, is where building permits are applied for. Its parcel research tools show which jurisdiction an address falls under before you apply.

The county does exempt some re-roofing from permits, but that exemption stops at replacing roof sheathing, and chimney and fireplace work is not on the county’s exempt list at all. The county decides what a given project needs, so ask before the work begins.

What you can tell us about

You do not need to know the cause. These are things homeowners describe when they get in touch — each one is something to assess on site, not a diagnosis.

  • Water where it should not be

Drips in the firebox, stains on a ceiling or wall beside the chimney, or a damp smell after rain.

    Leak & flashing repair
  • Loose mortar or damaged brick

Crumbling joints, brick faces flaking off, or bits of masonry on the roof or in the gutter.

    Masonry repair
  • A missing or damaged cap

No cap on the flue, a bent or rusted one, or signs that birds or animals have been getting in.

    Cap installation
  • Smoke or draft trouble

Smoke rolling into the room, a fire that is hard to keep going, or odors when the fireplace is not in use.

    Chimney inspection
  • Buildup and a sweep that is overdue

You cannot remember the last cleaning, or you have bought a house and do not know the chimney's history.

    Chimney sweeping
  • A gas fireplace that will not light

A pilot that will not stay lit, ignition trouble, or soot on the glass. If you smell gas, leave the house and call 911 or your gas utility from outside.

How a visit works

  1. 1Send the short form or call. Say what you have noticed; photos you took are welcome when we talk.
  2. 2We arrange a time with you, look at the chimney, and photograph what we find.
  3. 3You hear plainly what is urgent, what can wait, and what does not need doing.
  4. 4Repair work comes with a written scope and price. Nothing starts until you approve it.
  5. 5We photograph the finished work from the same angles, and the photos are yours to keep.

What affects the price

Prices come after the chimney has been seen, in writing. These are the things that move them:

Condition
What the inspection finds, and whether the cause of the damage is still active.
Access
Roof pitch, height, how many stories up the chimney sits, and whether staging is needed.
Chimney size
Height above the roof, width, and how many flues the stack carries.
Materials
Brick and mortar matched to what is there, crown and cap materials, liner type.
Scope
One targeted repair, several at once, or rebuilding part of the stack.
Permits
Whether the work needs a permit from the city or county that has jurisdiction at the address.

Frederickson chimney questions

We heat mainly with our wood stove. What do burn bans mean for us?

Air quality burn bans from the Puget Sound Clean Air Agency still apply. A household whose wood stove is its only adequate heat can apply for an exemption, but it has to be approved before the stove is used during a ban. Stage 2 stops certified stoves and pellet stoves too, so check the agency’s burn ban status during cold, still weather.

Our house is from the 2000s. Does the chimney really need inspecting?

Age does not exempt it. The EPA and fire officials recommend a yearly inspection and cleaning for wood-burning appliances, chimneys and vents, and on a newer house the chase top, cap and flashing take the same weather as any older chimney.

Can a factory-built chimney be relined?

Sometimes. Listed liner systems can go into some factory-built chimneys, within size limits their makers set, but whether yours qualifies depends on its original listing and inside diameter. An inspection establishes that before anyone quotes a relining.

Who issues permits for chimney or stove work in Frederickson?

Pierce County Planning and Public Works, through its Development Center. There is no Frederickson city hall, and the county decides whether a specific repair or installation needs a permit.
