Chimney repair cost in Seattle: a small repair, a partial rebuild, or a full restoration
Chimney repair is not one price with a range around it. It is three different kinds of job that share a name, and the gap between them is a step, not a slope.
This guide is the economics: what separates the tiers, what pushes a job into the next one, what a fair quote contains, and what to ask the person who hands it to you.

The three jobs hiding inside the words "chimney repair"
Naming the tier is the most useful thing you can do with a quote in front of you. It tells you what the number is made of: hours, or hours plus demolition, new masonry, and code compliance.
- Targeted repair
- One defined failure fixed in place — joints repointed, a cracked crown recast, a cap fitted, a flashing detail rebuilt. Nothing comes down, and the largest component is labor and access, not material.
- Partial rebuild above the roofline
- The exposed part of the stack, which weathers first, comes down to sound masonry and is rebuilt. You now pay for demolition, debris handling, new units, and the connection into what stayed.
- Full rebuild or restoration
- The stack comes down below the roof, sometimes to the smoke chamber, and is rebuilt to current code with reinforcement and anchorage — a small construction project with inspection stops inside it.
Which tier applies is a finding, not a preference. A quote offering the cheap tier for a chimney sitting in an expensive one is a different job than the one your chimney needs.
What pushes a job from one tier into the next
A handful of thresholds do most of the work, and in Seattle several are written down where you can go and read them.
- How deep the repair has to reach. SDCI Director's Rule 07-2025 states that where repairs extend below the top of the smoke chamber, the smoke chamber and chimney must be entirely rebuilt to current code. A few inches of depth can move a job two tiers.
- How far the chimney stands above the roof. The same rule requires a chimney more than three feet above the lowest adjacent roof to be braced back to the building at two points, and offers prescriptive designs only below twelve feet above the roof line. Above that: an engineered design, or less height.
- How much of the elevation is affected. Spot repointing is preferable, but once roughly a quarter to half of an area needs work, doing the whole area is often the more sensible call — more so where access is hard. The quote jumps at the fifth bad patch, not the fourth.
Access and staging are priced before a brick is touched
Two chimneys with identical damage can carry very different numbers, and often the difference is not masonry. Getting a crew, a mixer, and material to the top of a stack is its own job, paid for whether the repair takes an hour or three days.
- Pitch, height, and where the crew can stand. A steep pitch, a tall stack, or a third story moves the setup from ladders to staging, erected and struck at each end of the job. A driveway beside the chimney is a different proposition from a fenced side yard, or a roof reachable only across a neighbor's property.
- How material moves. Brick and sand go up, demolition debris comes down, and the route is hours — a meaningful share of a rebuild.
- When the work can happen. Preservation guidance puts the working range for repointing at wall temperatures between 40 and 95 degrees Fahrenheit, so some scopes are staged for a drier stretch — which changes when you pay, not what you pay for.
Because setup is close to a fixed cost, the economics inside a tier run backwards: the hundredth joint costs far less than the tenth. That is the honest reason a quote can cover a whole elevation when you pointed at one patch.
Matching old brick and mortar is a material decision with a price on it
About one in five Seattle housing units was built in 1939 or earlier, so much of the work here happens on masonry older than the materials most conveniently used to repair it.
The governing rule reads backwards: repointing mortar must be equal to or lower in compressive strength than the original, because harder mortar concentrates stress at the joint and spalls the brick face instead of wearing away itself. Following it means testing the existing mortar to formulate a match — a step with a cost, not a default bag off the truck.
Replacement brick must match in physical properties as well as color, texture, and size, and the guidance is candid that finding a match can take considerable effort; where it will be wet and freezing it has to meet the severe weathering grade. Inside one of Seattle's eight designated historic districts, exterior changes also need a Certificate of Approval — review time in front of the schedule, not a masonry line.
The diagnosis moves the number more than the repair does
A ceiling stain beside the chimney is one symptom with several possible causes: a flashing detail that is a half day of metalwork, a crown that has broken up, or a stack wet for years that has lost the mortar holding it together. Those sit in three different tiers, and nothing visible from the living room says which.
So the finding, not the repair, is what you buy first, and the gap between the right tier and the wrong one dwarfs the gap between two contractors' hourly rates.
It is also why the lowest quote is sometimes the expensive one. Repairing a symptom while the water path stays open buys a second job later, plus a second setup, plus whatever the masonry absorbed in between.
What moves the price
- How deep the repair has to reachchanges the tier
- Damage confined to the weathered top of the stack is a different job from damage that runs down past the roof line. In Seattle the depth question is also a code question, because repairs extending below the top of the smoke chamber require the smoke chamber and chimney to be rebuilt entirely to current code. Depth is the one variable that can double a scope without anyone changing their mind.
- Height of the stack above the roofadds bracing or a designer
- More than three feet above the lowest adjacent roof brings a bracing requirement back to the building at two points. Beyond twelve feet above the roof line, Seattle's prescriptive designs no longer apply and the job needs an engineered design or a reduction in height. Both add work that is not masonry and time that is not on site.
- Setup and stagingadds days before any masonry
- Roof pitch, number of stories, the ground available to stand equipment on, and the route material has to travel decide whether the crew works off ladders or off staging. Staging is erected and struck at each end of the job, so it is charged on a repair that takes a morning exactly as it is on one that takes a week.
- The fixed cost of being there at allmakes small jobs cost more per brick
- Travel, setup, mixing, and cleanup are close to the same whether ten joints are pointed or a hundred. That is why the price per unit of work drops steeply as scope grows, why grouping nearby findings into a single visit is usually the better value, and why one very small standalone repair can look out of proportion on paper.
- Matching the existing brick and mortarchanges the material
- Testing the existing mortar to formulate a compatible mix, and sourcing replacement brick that matches in physical properties as well as appearance, are real line items. Where the exposure is wet and freezing, the replacement brick has to meet the severe weathering grade. The alternative — whatever is nearest to hand — is cheaper on the day and spalls the brick faces later.
- Permit, plan review, and inspection holdsadds calendar time
- Where a permit is required, fees follow the value of construction, and Seattle's rule calls for inspections at three points during the work: when demolition is finished, before concrete is placed for a bond beam where that detail is used, and at completion. Each is a hold in the schedule, so a permitted rebuild occupies more calendar than it does labor.
- Whether the flue is inside the scopeadds a separate scope
- Exterior masonry and the flue are priced as different work. A liner replacement brings its own material, sizing, and insulation requirements, and it can be triggered by findings that have nothing to do with the brickwork you were originally worried about. Ask whether it is in the number or beside it.

- The cause named, not just the symptom — the quote should say what is letting water in and which line closes that path
- The tier stated plainly: targeted repair, partial rebuild above the roofline, or full rebuild, with the evidence that puts the job there
- Photographs of each finding, so you can see what every line is attached to
- Access and setup shown as their own line rather than folded invisibly into a unit rate
- Named materials: the mortar type and how it was chosen against the mortar already on the chimney, the source of any replacement brick, the metal used for flashing, and the crown or cap specification
- Who applies for a permit where one is needed, which inspections the work requires, and what happens to the price if the permit path changes
- Demolition debris removal and cleanup of the work area on any scope that takes masonry down
- The exclusions in writing — roofing, interior finish repair, gutters and site drainage are separate trades even when they are part of the water story
- What was deliberately left alone, and what can reasonably wait until a drier stretch of the year
Questions to ask before you accept a quote
- Which of the three tiers is this, and what did you see that puts it there rather than in the tier below?
- If demolition exposes damage below the top of the smoke chamber, what happens to this price and this schedule?
- What mortar type are you specifying, and how did you decide it against the mortar that is on the chimney now?
- Where is the replacement brick coming from, and how close is the match in size, texture, and absorption?
- Is staging inside this number, or does it appear separately once you have seen the roof?
- Does this scope need a permit, who applies for it, and which inspection stops are already built into the schedule?
- Which line on this quote closes the water path, and which lines only repair what the water already did?
- What did you decide not to do on my chimney, and what would have to change for it to be worth doing?
Common questions
- Why do two quotes for the same chimney come out so far apart?
- Usually because they are quoting two different jobs. One may be pricing a targeted repair where the other is pricing a partial rebuild, or one may be closing the water path where the other is repairing what the water already damaged. Assumptions about access differ too, and so does the extent of masonry included — spot work is preferable where damage is isolated, but once roughly a quarter to half of an area needs attention, covering the whole area is often the more sensible call. Compare the scopes line by line before you compare the totals.
- How can I tell a thorough quote from one that will fail early?
- Look at the materials and the order of work. Repointing mortar has to be equal to or lower in compressive strength than the original, and the masonry industry's own rule is to choose the lowest-strength mortar that meets the requirement — harder mortar forces movement through the brick faces instead of the joints. Guidance is also explicit that the moisture source has to be found and corrected before repairs, or the new mortar fails the way the old mortar did. A quote that names a mortar and closes the water source first is a more durable quote than one that is simply larger.
- Does a permit change what I pay, or only how long it takes?
- Both, in different ways. Seattle's Director's Rule 07-2025 requires a building permit for unreinforced masonry chimney work outside two exceptions — minor patching, and work under a stated valuation threshold — and permit and plan review fees are based on the value of construction. The rule also requires calls for inspection at three points in the job, which spreads the work across more calendar days. Requirements change and depend on the property, so confirm the permit path for your address with SDCI, or your own city's building department, before work starts.
- Is taking the chimney down less expensive than rebuilding it?
- Sometimes, and Seattle treats it as a legitimate answer rather than a shortcut. Director's Rule 07-2025 gives three compliance routes for a damaged unreinforced masonry chimney — an engineered design, a prescriptive design, or removing the chimney — and among its prescriptive options are demolishing to the roof line or lower, capping the chimney, discontinuing its use, and strapping it to the building. The City attaches its own warning: a chimney may vent more than one appliance, such as a gas water heater as well as a fireplace, so that has to be verified before anything is capped or removed.
- Why does an inspection have to come before any number at all?
- Because the same visible symptom sits in more than one tier, and the tier is most of the price. A ceiling stain can be a flashing detail, a failed crown, or a saturated stack that has lost its mortar. Some circumstances also set a floor on how much has to be looked at: NFPA 211 makes a Level II inspection the minimum on sale or transfer of a property, before relining, when a different appliance is connected, and after a chimney fire or a weather or seismic event likely to have caused damage — and a Level II requires the internal surfaces of the flue liners to be examined with image-scanning equipment.
- If I pay for repointing now, how long before I pay for it again?
- Mortar joints are meant to be the sacrificial part of the masonry, so the answer is never "never". Preservation guidance describes a properly executed repointing job as intended to last at least thirty years and preferably fifty to a hundred, with the caveat that shortcuts and poor workmanship shorten that considerably. Treat it as a durability expectation for correct work on a building wall rather than a warranty, and expect an exposed chimney above the roofline to weather harder than a sheltered wall does.
