Chimney Leak Repair
Find where the water is actually getting in
A chimney leak is a path, not a place. Water enters at one point outside, travels along hidden surfaces, and appears on a ceiling that can be several feet from where it got in.
This service finds that path. The chimney is read from the crown down to the firebox, each candidate entry point is ruled in or out on evidence, and you get a written finding with photographs, plus a written scope and price, before any repair starts.

Why "sealing the chimney" is not a diagnosis
The stain on your ceiling is the last thing that happens, not the first. Water lands on one surface, moves behind materials that were never meant to be the last line of defense, and surfaces somewhere else entirely.
"Sealing the chimney" names a product, not a finding. A repellent brushed onto brick does nothing about a cracked crown, a counter flashing glued to the surface instead of let into a mortar joint, or a chase cover holding standing water — and it can wash away the evidence that would have identified the real path.
The seven places water gets in
There is a limited list of ways water reaches the inside of a chimney. A diagnosis is the work of eliminating them one at a time.
- The crown
- The sloped slab covering the top of the chimney around the flue. It should overhang the brick so runoff drips clear of the face. Cracks, no overhang, or a thin mortar wash troweled onto the top course all feed water into the chimney.
- The cap
- The metal hood and screen over the flue opening. Without one, rain falls down the flue onto the smoke chamber and damper. A small bolt-on cap fitted to a crown with no overhang can make matters worse by dumping runoff onto the defective crown.
- The chase cover
- On a framed chase — the sided box housing a factory-built metal chimney — this is the sheet-metal lid. Covers that rust through, or that are flat enough to pond water, drain into the framing below.
- The flashing
- The metal bridging the joint where the chimney passes through the roof. Flashing is an expansion joint between two materials that move at different rates, which is why a smear of caulk or tar across the gap cannot hold.
- The masonry face
- Brick and mortar are networks of microscopic capillaries that pull water in by suction and dry themselves by evaporation. The face is not meant to be waterproof; it is meant to dry. Leaks start when a chimney never fully dries between wettings.
- The mortar joints
- Eroded, cracked, or hollow joints are a direct route into the wall. Joints are the sacrificial part of masonry, and on a chimney they weather harder than the wall below.
- Condensation
- Not all water in a chimney fell out of the sky. Flue gases carry moisture, and a flue running cool condenses it inside. That shows up as damp which does not track the weather.
What each cause leaves behind
- A stain that appears in driving rain and dries between storms. Points at the exposed face and joints rather than the top. Water arriving under pressure from one direction, with the same volume from another producing nothing, is the signature of wall penetration.
- Rust on the damper, firebox, or fireplace doors. Rust staining is one of the visible signs of water intrusion CSIA tells homeowners to watch for. It means water is reaching steel inside the flue — usually a missing or failed cap, or a crack in the crown alongside the liner.
- Efflorescence that returns after every cleaning. Water is moving through the wall, dissolving salts, and leaving them as it evaporates. Where the wall cannot dry outward, those salts crystallize inside the brick instead and pop the face off.
- Brick faces flaking, crazing, or popping off. Masonry that took on more water than it could shed and then froze. Spalling means the source has been running for at least a season, so the repair is no longer only a matter of stopping water.
- Wet attic framing beside the chimney with dry masonry below. Water is entering at or above the roofline and never touching the lower chimney, which isolates the problem to the chimney-to-roof detail. A stain that follows a rafter away from the chimney says the same thing: the entry point is uphill of where it drips.
Flashing: more of it than most homeowners expect
- Three zones, not one. A chimney has three distinct flashing zones. The roof intersection is only one of them — the chimney base and the area under the crown also need flashing.
- Three parts at the roofline. Correct roof-to-chimney flashing is a system of base flashing, counter flashing, and through-wall flashing, and on a sloped roof the base flashing must be stepped course by course.
- Counter flashing belongs in a joint. It is meant to be let into a mortar joint three quarters to one inch deep and mortared solidly in, not surface-glued to the brick. Base flashing should run at least four inches onto the roof and four inches up the face, with the counter flashing lapping it by at least three inches.
- A cricket behind a wide chimney. A cricket — the small peaked structure that splits water around the uphill side — is required where the chimney dimension parallel to the ridgeline exceeds 30 inches and the chimney does not intersect the ridge. Without one, the uphill face acts as a dam.
Why Seattle chimneys leak the way they do
A leak here is rarely one dramatic event. The regional pattern is long, frequent, moderate rain rather than short cloudbursts, so masonry does not get a single soaking — it gets a season of them, with no interval long enough to dry out in between.
The order repairs have to be made in
Repairs run top down, because everything below stays wet as long as something above it is still letting water in. Working out of order is the most reliable way to pay for the same repair twice.
Close the top
Crown, cap, and — on a framed chase — the chase cover. A sound but cracked crown can often be resurfaced with an elastomeric coating that typically lasts ten to fifteen years; a severely deteriorated one is demolished and recast.
Restore the flashing
Old tar and caulk come off rather than getting another layer, counter flashing goes back into a cut joint, laps are brought up to dimension, and a cricket is added where the geometry calls for one.
Repair the masonry
Repointing, joint tooling, and individual brick replacement come after the water is off the wall. New mortar placed into a wall still being fed water fails on the same schedule the old mortar did.
Let it dry, then consider a repellent
A vapor-permeable penetrating repellent is a maintenance step for sound, dry masonry once the real repairs are done. It is not the fix, and it is never applied to hide one.
Interior finishes last, then verify
Drywall and paint go back only after the chimney has been through a sustained wet spell and stayed dry — repairing the ceiling first removes the indicator that tells you whether the work succeeded.
What the job includes
- The leak path worked backward from where water appears inside toward the entry point, rather than from a guess about the likeliest cause.
- Interior examination of the firebox, damper, smoke chamber, and fireplace wall, plus the attic or crawl space beside the chimney where it can be reached without cutting anything open.
- Roof-level examination of the crown, cap, flue termination, and, on a framed chase, the chase cover — where the roof can be worked safely.
- Flashing checked on all four sides: base and counter flashing, lap dimensions, how the counter flashing is attached, and whether a cricket is present where the geometry calls for one.
- Survey of the masonry face and mortar joints for eroded or hollow joints, cracking, spalled brick, and recurring efflorescence.
- Controlled water testing where the physical evidence is ambiguous, one zone at a time from the lowest suspect area upward.
- Photographs of every suspect area before and after, from the same angles where practical, and a written finding that names the water path and the evidence for it.
- A written scope and price you approve before any repair begins, with a plain ranking of what is urgent, what can wait, and what does not need doing.
What it does not include
- Roofing away from the chimney. A failed shingle field, valley, vent boot, or skylight is a roofer's job, and if that is where the diagnosis lands you get told so instead of getting a chimney invoice.
- Interior finish repair after the leak is stopped — drywall, plaster, paint, insulation replacement, and mold remediation are separate trades.
- Full crown replacement, which runs as chimney crown repair, and rebuilding above or below the roofline, which runs as chimney rebuild and restoration.
- Standalone waterproofing. A vapor-permeable repellent is maintenance for sound masonry, handled as chimney waterproofing; it is never sold as the answer to an active leak.
- Liner replacement where the diagnosis lands on flue sizing or condensation — that is chimney liner installation, and it starts with an inspection of the existing flue.
- Gutter, downspout, and site drainage work, even when a gutter is found discharging against the chimney.
- Destructive investigation that opens walls or ceilings to trace a concealed path, which is Level 3 inspection territory and generally a general contractor's scope.
How the work goes
Start with the stain, not the chimney
Where the water appears, how soon after rain begins, whether it tracks wind direction, and whether it happens when nothing has been burning. That timing narrows the list before anyone climbs anything.
Work the interior and the concealed spaces
Firebox, damper, smoke chamber, and fireplace wall, then the attic or crawl space beside the chimney where it is reachable without cutting. Dry masonry with wet framing above the ceiling line points somewhere very different from wet masonry all the way down.
Read the chimney from the ground
Full height, all four faces: staining patterns, joint condition, spalled areas, where gutters and downspouts discharge, and which face takes the prevailing weather.
Get to roof level
Crown, cap, flue termination, chase cover, and flashing on every side including the uphill face. Most of the real answers live on this step, which is why it is not optional.
Rule each candidate in or out
Crown, cap, chase cover, flashing, masonry face, mortar joints, and condensation each get a verdict with a reason and a photograph behind it. Nothing is called the cause because it was the easiest thing to find.
Water test where the evidence is ambiguous
Controlled wetting, one zone at a time, from the lowest suspect area upward, with someone watching inside. Testing everything at once produces a wet chimney and no information.
Report, then scope
The finding in plain language with the photographs that support it, a written scope and price, and a clear statement of what is urgent and what can wait. Work starts after you approve it.
What to look for
- A ceiling stain beside the chimney that darkens during a storm and fades in dry weather
- An active, weather-driven path. The entry point is uphill of the stain and often not directly above it, because water travels along framing before it drips.
- Rust on the damper, the firebox, or the fireplace doors
- Water is reaching steel inside the chimney. CSIA lists rust staining as one of the homeowner-visible signs of water intrusion; the usual causes are a missing or failed cap or a cracked crown.
- Dripping or standing water in the firebox
- An open path down the flue rather than through the wall. Cap, crown, and the joint between crown and liner are the first three things to check.
- White powdery efflorescence that keeps coming back after cleaning
- Water is moving through the masonry and leaving dissolved salts as it evaporates. It marks an unresolved water path, and the source has to be found before repairs are attempted.
- Flashing that is bent, lifted, or smeared with tar or caulk
- Bent or damaged flashing is another of the signs CSIA names. A tar smear is usually a previous attempt at this same leak, which tells you where to look rather than that the problem was solved.
- A sagging, ponded, or rust-streaked chase cover on a framed chimney
- The lid is holding water instead of shedding it, and the framing directly below is the first thing to get wet.
What changes the price
We do not publish a headline figure, because it would be a guess about your chimney. These are the things that genuinely move the number, and we put a real one in writing after we have looked.
- Roof pitch, height, and access
- A steep, tall, or fragile roof changes how the chimney can be reached safely and how long roof-level work takes. Where a roof cannot be walked, staging changes the shape of the job.
- How many entry points the diagnosis finds
- One failed detail is a contained repair. A cracked crown plus surface-attached counter flashing plus open joints is three repairs that have to be sequenced, and the sequencing itself adds time.
- Crown condition
- A sound crown with surface cracking can be resurfaced. One that is delaminating, has no overhang, or is a thin mortar wash stuck directly to the flue has to be removed and recast — a different order of work.
- What was done to the chimney before
- Previous tar, caulk, or a film-forming sealer has to come off before a durable repair can be made, and a coating that trapped moisture can leave masonry in worse condition than an untouched chimney.
- Extent of masonry deterioration
- Spot repointing over a small area is limited scope. Once a large share of an area needs work, or spalled units have to be cut out and matched, the masonry drives the job.
- Chimney construction
- A masonry chimney, a masonry chimney with a metal liner, and a framed chase with a sheet-metal cover fail differently and are repaired with different materials and details.
- Diagnostic difficulty
- A leak with an obvious trace is identified quickly. An intermittent one that only appears under wind-driven rain may need staged water testing before the repair can even be scoped.
- Permit path and weather window
- Some chimney work in Seattle needs a building permit and some does not, and mortar work needs wall temperatures inside a defined range, which narrows the workable season in this climate.
Common questions
- How do you find where a chimney leak is coming from?
- By elimination, not by guesswork. The path is worked backward from where the water shows up: interior and firebox, then the accessible attic or crawl space beside the chimney, then the chimney from the ground, then crown, cap, chase cover, and flashing at roof level. Each candidate gets a verdict with evidence behind it, and where the evidence is ambiguous, controlled water testing runs one zone at a time from the lowest suspect area upward. Where the flue itself is in question, a Level 2 inspection under NFPA 211 adds a camera scan of the liner's internal surfaces and covers everything reachable in accessible attics, crawl spaces, and basements without demolition.
- Will waterproofing my chimney stop the leak?
- Not if the water is entering through a crack, a joint, or failed flashing, which is where most chimney leaks originate. The Brick Industry Association is explicit that a water repellent is not a substitute for real repairs and not a permanent solution. Which product also matters: CSIA says to use only a vapor-permeable waterproofing agent and never paint or a non-permeable sealer, because sealing a chimney with a non-permeable coating traps moisture behind it and speeds the decay up rather than stopping it.
- Why does my chimney only leak in heavy rain or when the wind blows from one direction?
- Because that is the signature of water being driven into the wall face rather than falling into an opening at the top. The Brick Industry Association states that heavy wind-driven rain will penetrate a single wythe of brickwork no matter how good the materials or workmanship, which is why the details that drain and shed water matter more than the face itself. It is worse in the wet half of the year here: about three quarters of Sea-Tac's normal annual precipitation falls from October through March, so masonry gets repeated wettings with little chance to dry, and leaks begin when a chimney never fully dries between them.
- Is this a chimney leak or a roof leak?
- The distinguishing evidence is usually in the attic. Wet sheathing right at the chimney with dry masonry below the roofline points at the chimney-to-roof detail; a wet path that starts away from the chimney and only passes near it points at the roof. Note that a chimney has three separate flashing zones and the roof intersection is only one of them — the chimney base and the area under the crown also need flashing — so a leak at the roofline is not automatically a roofing problem.
- There is water in my firebox but it hasn't rained. What is that?
- Most likely condensation rather than rain. Liner manufacturers state in their own installation instructions that an oversized or mismatched liner causes condensation inside the flue along with poor appliance performance, and Seattle's Mechanical Code requires an existing chimney to be resized as needed to control flue gas condensation and give the appliance the draft it needs. A second common case is a chimney no longer in use that has been collecting rainwater; the guidance there is a ventilated cap as part of controlling moisture in the building.
- Do I need a permit to repair a leaking chimney in Seattle?
- It depends on what the repair turns out to be. SDCI's homeowner guidance says repointing a chimney does not require a building permit as long as no structural changes are made, while a permit is generally required before altering, repairing, removing, or demolishing a structure. Director's Rule 07-2025 requires a permit for unreinforced masonry chimney work, with narrow exceptions for minor patching and low-value work, and work that is exempt from a permit still has to meet code. Requirements change and depend on the property — confirm with SDCI before work starts.
