Mortar joints are the sacrificial part of a chimney by design: they are meant to give way before the brick does. So some erosion is aging rather than failure, and the question on an Everett stack is which one you are looking at.

Two things about this city push the answer toward failure sooner than the mild reputation of the climate suggests — how the masonry freezes, and how old it is.

Everett cycles, it does not freeze

Two numbers from the same weather station tell the whole story. The Everett and Snohomish County Airport station normally records 21.4 nights a year with a minimum at or below freezing, but only 1.7 days a year with a maximum at or below freezing.

Read them together and you get the local mechanism. Masonry here does not go cold in December and stay cold. It freezes overnight and thaws by the following afternoon, roughly twenty times a winter. Each of those is a separate expansion event inside saturated pores, and it is the count of cycles, not the depth of the cold, that opens joints, lifts crown edges, and pops brick faces.

The masonry is wet when it happens, which is the other half of it. Brick and mortar are networks of microscopic capillaries that draw water in by suction and then dry themselves by evaporation, and damage begins when the masonry stops fully drying between wettings. Everett's seasonal normals put 12.66 inches of precipitation across December through February against 4.05 across June through August, so the cycling season and the saturated season are the same season.

One more factor belongs on a chimney specifically. Heavy wind-driven rain will penetrate a single wythe of brickwork no matter how good the materials or the workmanship, and a chimney above the roof line is exposed on all four sides with no interior behind it to help it dry. On the water side of Everett, where about 25 miles of the city's edge is shoreline, that exposure is not theoretical.

What mortar belongs on a pre-war Everett chimney

As of 2023 more than 7,200 Everett housing units dated from 1939 or earlier, and about half of all housing in the city predated 1980. That makes the common Everett repointing job a job on masonry laid with a softer, more lime-rich mortar than anything sold today as a general-purpose mix — which turns the industry's mortar rules from good practice into the difference between a repair and a slow demolition.

  • The repointing rule. Repointing mortar must be equal to or lower in compressive strength than the original mortar. A stronger mortar does not fail gracefully: it concentrates stress at the brick and mortar interface and spalls the face off the brick instead of giving way itself.
  • The selection rule. The masonry industry's own rule is to choose the mortar type with the lowest compressive strength that meets the project's requirements. Stronger is not better, and on eighty-year-old brick it is actively worse.
  • Hardness and permeability are different properties. A dense, hard mortar also passes less water vapor, so it pushes drying out of the joint and into the brick — the one part of the assembly you cannot replace cheaply.
  • Replacement brick has a grade. Brick used where it will be wet and freezing must meet the severe weathering grade, demonstrated by passing 50 freeze-thaw cycles or by meeting strength, absorption, and saturation-coefficient limits. In a city running about twenty cycles a winter that is the grade that matters, and it is worth naming in the written scope.

The joint finish is not cosmetic either. Concave, V, and grapevine profiles resist water penetration best on exterior brickwork, and the joint has to be tooled at thumbprint hardness so the mortar is compacted against the brick rather than merely smoothed. On a chimney taking wind-driven rain off Port Gardner, that detail is doing real work.

When the chimney is visible from the street

Repointing is the chimney repair most likely to change how a house looks. Mortar color, joint width, and joint profile are all visible from the sidewalk, and on a house whose brickwork is original, a repointing done in the wrong color or the wrong profile is the thing everyone notices afterward.

In parts of Everett that is not only an aesthetic question. The city has three historic overlay zones — Rucker-Grand, Norton-Grand, and Riverside — with adopted Neighborhood Conservation Guidelines and Historic Zoning Overlay Standards. Separately, a property listed on the Everett Register of Historic Places obligates its owner to consult the Historical Commission before major work and obtain a Certificate of Appropriateness.

The good news is that the preservation answer and the water answer usually point the same way. The original profile on brickwork of this age is very often concave or V, which is also what resists water penetration best, and the rule that new mortar must be no stronger than the original is the same rule preservation practice has applied to historic masonry for decades. What matters is that the mortar type, the color, the joint width, and the profile are decided and written down before the first joint is cut back, because after that the comparison sample is gone.

When repointing stops being the answer

Repointing restores the weather surface of the masonry. It does not add structural capacity, it does not straighten anything, and it is not a way to replace brick in bulk. Three findings move an Everett stack out of this scope.

  • The proportion tips. Once most of the joints across a face need cutting back rather than a band of them, the labor curve crosses the rebuild curve and you are paying repointing prices for a rebuild's worth of work without getting a rebuild.
  • The damage has moved into the brick. Joints can be replaced. Brick faces that have spalled off across a whole elevation cannot be patched back, and individual cut-and-replace stops making sense past a certain count.
  • It is movement, not weathering. Stepped or diagonal cracking, cracks running through bricks rather than around them, or a stack out of plumb. That is a structural question, and the assessment belongs to a structural engineer before any masonry quote is written.

There is also a sequencing rule that catches people out on older Everett chimneys. If the crown has failed, or the cap or chase cover has corroded through, or the flashing is open, the water arriving in those joints has a source above them. New mortar packed under an open source is a repair with a date on it. Close the source first, then repoint.

  • About 25 miles of Everett's edge is marine or freshwater shoreline, and heavy wind-driven rain will penetrate a single wythe of brickwork regardless of materials or workmanship — which is what a chimney above the roof line is, exposed on all four sides with nothing behind it to help it dry.

What the job includes

  • A close look at the joints where access allows, including a light scrape to find the depth at which sound mortar begins
  • The water source above the joints identified first — crown, cap or chase cover, and flashing — because new mortar under an open source does not last
  • A written scope and price naming the areas, the cut-back depth, the mortar type, the joint profile to be matched, and the replacement brick grade
  • Removal of deteriorated mortar to a uniform depth of at least twice the joint width, or deeper where the sound mortar starts further back
  • Head joints chiseled by hand rather than ground, with mortar slivers cleaned off the brick so the new work bonds to it
  • Repacking in thin lifts, each one tooled at thumbprint hardness, with the finished profile matched to the original rather than to whatever is quickest
  • Cut-out and replacement of individual broken or heavily spalled bricks, with the replacement shown to you against the existing face before it goes in
  • Photographs of the same joints before and after, from the same angles where practical

What it does not include

  • Crown repair. The crown — the sloped slab across the top of the chimney — is a separate scope; see chimney crown repair
  • Cap, chase cover, storm collar, and flashing work, which on an Everett address near the water is very often the actual source of the water in the joints
  • Relining or any work inside the flue. Repointing addresses the outside of the chimney only
  • Sweeping and creosote removal, which is a chimney sweep visit

  • Structural engineering assessment. Where the signs point to movement rather than weathering, that judgment belongs to an engineer and the masonry follows it

What to look for

Mortar you can rake out of a joint with a house key
The joint has lost its binder. It is no longer a weather surface, and water is going straight into the wall behind it.
Joints receded more than about a quarter inch behind the brick face
Past the point where erosion is aging. The recess now holds water against the brick edges instead of shedding it.
Thin flakes of brick face on the ground or in the gutter after a cold snap
The freeze-thaw signature. In Everett it comes from about twenty wet cycles a winter rather than from one long freeze, so it accumulates quietly over several seasons.
A white powdery bloom that keeps coming back after you clean it off
Salts being carried out of the masonry by water that is still moving through it. Cleaning treats the deposit; the water is the finding.

A previous repointing made with a mortar harder than the original. Look at the brick faces immediately around those patches — that is where the damage shows up.
Dark patches on the stack that never dry out between rains
The masonry is not completing its drying cycle. That is the condition under which wetting turns into damage.
Stepped or diagonal cracking, cracks running through bricks, or a stack out of plumb
Movement rather than weathering, and outside what repointing can address. A structural engineer looks at this before a mason quotes it.

What changes the price

We do not publish a headline figure, because it would be a guess about your chimney. These are the things that genuinely move the number, and we put a real one in writing after we have looked.

How much of the chimney needs work
A band of joints at the top, one elevation, or every face are three very different jobs. The top courses usually go first here because they take the weather from every direction.
Access and height
Pitch, stack height, and where scaffolding or a ladder can stand. Bluff lots and the older platted blocks north of downtown often have less usable ground than the frontage suggests.
Joint condition and how deep sound mortar starts
Cut-back depth is set by where sound mortar begins, not by a standard figure, and head joints chiseled by hand take longer than a grinder but do not damage the brick arrises.
Mortar matching and brick sourcing
Matching the color and texture of a pre-war mortar, and finding a severe weathering grade brick that sits acceptably against an eighty-year-old face, is sourcing work before it is masonry work.
Whether the water source has to be closed first
On an Everett address the source above the joints is often a corroded cap, chase cover, or flashing rather than the masonry itself, and that repair comes first or the repointing is temporary.
Whether the address carries a review step
A visible repair inside one of the three historic overlay zones, or on a property listed on the Everett Register, adds a consultation and an approval before any joint is cut.

There is a legitimate product in this area, a vapor-permeable repellent using silane and siloxane chemistry that penetrates a quarter inch or more rather than forming a film, but it belongs on masonry that is already sound, dry, and no longer taking water from above. It is a finishing step, not a substitute for the joints.
When in the year should repointing on an Everett chimney actually happen?
In the dry stretch, and it is a narrow one. New mortar needs the masonry dry going in and a run of dry weather to cure properly, and Everett's normals give 4.05 inches of precipitation across June through August against 12.66 across December through February. That makes late spring through early autumn the practical season, and it means a problem you spot in February is usually stabilized and scheduled rather than started. If the joints are letting water in badly enough that waiting is not sensible, the right interim step is closing the source above them — crown, cap, or flashing — rather than packing mortar into wet joints in January.
