Chimney crown repair cost in Seattle: repair, resurface or recast

Three repairs share the name crown repair, and they are not mild and strong versions of one another. Sealing cracks, resurfacing the top, and casting a new slab differ in how long a crew is on the roof and how many years pass before the same conversation happens again.

What the work costs once matters less than what it is worth per year of service. On the top of a chimney, the cheapest option is often the one you buy twice.

What each of the three options actually buys

A crown quote is mostly labor. The materials — sealant, a coating, a bag of mix, reinforcement — are a small share of it. The rest is time: reaching the top safely, taking the old work off without dropping it down the flue, and building the new work in a shape that sheds water.

  • Sealing buys time, not shape. The shortest of the three, and the only one where the setup can cost more than the repair. It suits a crown that already sheds water and has a few narrow cracks. On one that never shed water properly, it postpones the decision.
  • Resurfacing renews a surface. Preparation and a flexible elastomeric membrane over the whole top: a new water path across an old slab. It cannot add slope, a projection past the brick, or a drip edge that was never formed.
  • Recasting buys geometry. Demolition, protection of the flue and the roof below, forms, reinforcement, a pour and a cure. The only option that changes what the crown is rather than what condition it is in.

The part of a crown you cannot buy with a coating

The cheapest crown to build is a mortar wash troweled over the top course of brick and sloped by hand. It is also the cheapest to patch, which is the trap: each patch reproduces the shape that failed, so the interval to the next repair is set by the shape. Recasting is the only point at which the shape changes.

The extra money buys what only deliberate forming produces: a continuous fall from the flue outward, a slab projecting past the brick face, a drip — the groove or lip under that projection that makes water fall clear of the wall — an edge with real thickness, reinforcement, and a separation from both the brickwork and the flue tile. None of it is visible from the ground once the job is done, which is why a thin quote drops it first.

Access is a fixed cost, which changes what is worth bundling

Getting to the top of a chimney safely costs about the same whether the work up there takes twenty minutes or a day and a half. Roof pitch, roof covering, height, staging, and the carrying distance for material and debris are all spent before anyone touches the crown.

So finishing the joint at the flue, refitting the cap, or repointing the top courses in the same visit costs far less than paying for the access twice. It cuts the other way too: ask which items are needed now, and which are on the list because the crew is already up there.

Where a crown job stops being a crown job

The largest single change to a crown price arrives after the old slab is off. Spalled top courses — brick faces flaking away — or open mortar joints underneath have to be made sound before a new crown goes on them, which is a different scope on a different day. A quote silent about that outcome is not cheaper, it is unfinished. How far down the stack the work reaches can also change which rules apply.

What has to be repaired before waterproofing is worth paying for

Water repellent is often quoted as the finishing item on crown work, and the order decides whether it is money well spent. Applied to masonry still being fed water from an open path, it is applied to a wall that stays wet. Find the path, close it, then treat the surface — crown and flashing ahead of the joints, and the repellent priced as something that comes round again.

What moves the price

Whether the defect is the surface or the shapedecides the whole approach
A crown can be in fair condition and still be built wrong — flush to the brick, no drip, no fall. Surface problems can be coated. Shape problems can only be recast, and that is the single largest fork in a crown price. Ask which one the quote says it found.
Demolition, not casting, is the long part of a recastadds the labor, not the material
Breaking a failed slab off the top of a stack by hand, with the flue covered and the roof protected so nothing falls through it, usually takes longer than forming and pouring its replacement. It is also the part a quote is most likely to describe in one word.
Reaching the top safelyadds setup before any work
Height, roof pitch, roof covering, the ladder or staging arrangement, and the carrying distance for material and debris are all spent before the crown is touched, and are spent again on a second visit.
Each flue passing through the crownadds a perimeter to detail
Every liner that comes through the slab is another edge that has to be formed as a movement joint rather than packed solid. A two-flue crown is not simply a wider one-flue crown, and a large stack means more slab to form, reinforce, cast and finish.
Cast in place or precastchanges the material and the schedule
A slab cast on the chimney needs forms, a weather window and a cure in place. A precast slab is made off site to measured dimensions and set on a bed with a separation layer, which moves work off the roof but requires accurate measurement and a way to lift it up there.
What the demolition exposes underneathcan change the trade
Spalled top courses or open joints under the old crown become masonry repair before the new crown can be built. Honest quotes carry this as a stated contingency with a method for pricing it, not as a surprise on the day.
How deep the repair reaches, and the permit pathadds administrative time
Whether a jurisdiction treats the work as patching at the top of the stack or as a chimney alteration affects permitting, required method and inspections, all of which take calendar time. It is worth settling before a price is agreed, not after.

What a fair quote includes

  • A written scope that names which of the three repairs is being quoted, and the reason that one was chosen over the other two
  • Photographs of the crown itself, taken from the roof or a ladder rather than described from the ground, before and after the work
  • For a recast, the geometry stated as words on the page: the direction of fall, the projection past the brick face, the drip on the underside, and the edge thickness at the perimeter
  • The separation from the brickwork and the movement joint at the flue liner listed as their own line items rather than assumed
  • Demolition, debris removal, and protection of the flue, the firebox and the roof below while the old crown comes off
  • For a resurfacing, the coating named by product so you can read its own published limits and preparation requirements
  • A stated position on the cap and the top flue tile: repaired, replaced, or deliberately left alone, with which one written down
  • A named contingency for unsound brickwork found once the old crown is off, including how it would be priced and who approves it
  • The permit position for your address in writing, including who is responsible for obtaining one if it is required
  • A written scope and price before work begins, with nothing starting until you approve it

Questions to ask before you accept a quote

  1. Is this crown being coated because the slab underneath is sound, or because coating it is quicker than recasting it?
  2. Will the new crown project past the brick face, and where exactly does the drip go on the underside?
  3. How is the joint around the flue liner formed, and what keeps it able to move after everything has cured?
  4. If the top courses of brick turn out to be spalled once the old crown is off, what happens to this price and to the schedule?
  5. Which coating product is this, and what does its own manufacturer say about preparation and service life?
  6. Does any part of this work reach below the top of the chimney stack, and what does that change about the permit and the method?
  7. What is happening to the cap, and will it shed clear of the new crown rather than onto it?
  8. This crown was repaired a few years ago and cracked again — what will be different about the way this one is built?
  9. Which items in this quote are needed now, and which are here because the access is already set up?

Common questions

Why does recasting a crown cost more than patching the same one again?
Because almost none of the difference is material. A recast adds demolition, protection of the flue and the roof below, forming, reinforcement and a cure period, and it produces something a patch cannot: fall from the flue outward, a projection past the brick, a drip on the underside, and a joint at the flue that is allowed to move. A patch reproduces the shape that failed, so the time until the next repair is set by that shape rather than by how well the patch was applied.
Is a precast crown different from one cast in place?
Yes, and Brick Industry Association detailing prefers the prefabricated one, saying it generally performs better than a cast-in-place cap and is more easily made water-resistant, and that it should be set on a mortar bed with a separation from the brickwork so it can move without distressing the masonry. For a slab cast on the chimney, the same guidance says shrinkage during curing is a certainty, calls for reinforcement to control shrinkage and thermal cracking, and warns against feathering the edge thin. Which suits your chimney depends on the shape of the top and on getting a finished slab up there.
Can crown work be done during the wet half of the year here?
It can, but it costs more in protection and waiting. Roughly three quarters of Sea-Tac's normal annual precipitation falls between October and March, and December and January combine the year's freezing nights with some of its wettest weeks. A cast crown needs a workable window and protection while it cures, and coatings have their own temperature and dry-time limits. If the crown is only shedding poorly, that argues for scheduling into a drier stretch; if water is already entering, a temporary cover while you wait is usually the cheaper decision.
Why do two quotes for the same chimney crown differ so much?
Usually because they are not quoting the same work. One may be a coating over the existing slab and the other a demolition and recast, and both get written on the page as crown repair. Ask each of them which of the three repairs it is, what happens if the brick under the crown turns out to be unsound, and whether the joint at the flue and the metal cap are in or out. Once the scopes match, the numbers are finally comparable.
If the crown, the flashing and the mortar joints all need work, what order should I pay for them in?
Source first. The National Park Service is explicit that repointing will not fix masonry being fed water by a failed roof, gutter or crown — correct the cause, or the new mortar fails too. The Brick Industry Association takes the same position on coatings, saying a water repellent is rarely effective and is not recommended in place of ordinary repairs, and that repellents need periodic reapplication rather than being a one-time purchase. In practice that puts the crown and the flashing ahead of the joints, and the repellent last.
The fireplace is unused. Is crown work still worth paying for?
An unused flue still collects rain, and the National Park Service's guidance for a chimney taking on water is a ventilated cap as part of controlling moisture in the building. Before anything is capped or removed, check what else the chimney serves: Seattle's own rule carries a warning that one chimney may vent more than one appliance, using a gas water heater and a fireplace on the same stack as its example. That rule also treats removal as a recognized way to comply, so on a stack that is past repair the honest comparison is recasting against removal rather than recasting against doing nothing.
