Repairing the sloped slab on top of your chimney

The crown is the sloped slab covering the top of your chimney, from the outside face of the brick to the flue liner in the middle. When it cracks, rain stops running off the top of the chimney and starts running into it.

Not every cracked crown has to come off. Some can be sealed, some resurfaced, and some are past both. Here is how that call is made, and how the crown, the cap, and the top of the flue depend on each other.

What a chimney crown is, and what it is not

The crown is the sloped concrete or masonry slab on top of the chimney, running from the outer face of the brick to the flue liner. Its job is to shed rain away from the wall below and keep water out of the space between the liner and the brickwork. It is not the metal cover over the flue opening — that is the cap, and the two words get mixed up constantly.

Cap
The metal cover over the flue opening, usually with mesh sides, that keeps rain and debris out of the flue itself.
Mortar wash
The cheapest form of crown: mortar troweled over the top course of brick, sloped by hand, and stuck straight to the flue tile.
Overhang and drip edge
The projection of the slab past the brick face, and the groove under it that makes water fall clear instead of curling back onto the wall.
Bond break
A deliberate separation between the crown and the flue liner, and between the crown and the brickwork, so the parts move independently instead of tearing each other.

What a correctly built crown looks like

  • Real slope. The surface falls from the flue outward on every side, so water runs off instead of standing around the tile.
  • Overhang on all four sides. The slab projects past the brick face, so runoff leaves the chimney in the air rather than down the wall.
  • A drip formed in the underside. A groove or sharp lip under that projection breaks surface tension. Without it, water tracks back along the underside to the brick.
  • A square edge, not a feathered one. Material tapered to nothing where it meets the brick has no strength and breaks away first.
  • Reinforced concrete rather than mortar. A cast or precast slab with reinforcement in it can carry tension. A hand-troweled wash cannot.
  • Separated from the flue and the brick. The joint around the flue tile is a flexible expansion joint, and the slab sits on a bond break rather than glued to the masonry.

Why mortar-wash crowns crack

The most common crown on an older house is a mortar wash troweled over the top course of brick and stuck to the flue tile. It is also the least effective, because mortar has no tensile strength to spare. A thin unreinforced layer cannot resist shrinkage and temperature movement, so it cracks in a ring around the flue and in lines running to the corners. The flue expands every time you light a fire while the slab around it does not, and with no expansion joint that movement opens the joint at the tile. The feathered edge spalls off first, and with the slab flush to the brick there is no overhang, so runoff lands on the wall face and the top courses stay wet.

Crack repair, resurfacing, or full recast

Two questions decide which of the three applies: is the slab still structurally sound, and does it have the geometry it needs? Sealing and coating renew a surface. Neither adds slope, overhang, or a drip edge that were never built in the first place.

  1. Crack repair and joint sealing. For a sound, correctly shaped crown with narrow, isolated cracks. The cracks are opened out, cleaned, and filled with a flexible sealant, and the joint at the flue is re-formed as an expansion joint instead of being packed solid with mortar.
  2. Resurfacing with a crown coating. For a crown that is structurally sound but cracked or crazed across its surface. Loose material comes off, the surface is prepared, and a brush-applied elastomeric coating is built up over the whole top. It stays flexible and bridges the existing cracks, but it does not change the geometry.
  3. Full recast or replacement. For a crown that is broken through, delaminating, missing sections, flush with no overhang, or simply a mortar wash at the end of its life. The old crown comes off down to sound brick and a new slab is formed, reinforced, and cast with slope, overhang, drip edge, and bond breaks. A precast slab reaches the same result.

How the crown works with the cap and the flue

The crown, the cap, and the top of the flue liner are one detail, not three items. The cap keeps rain out of the flue opening; the crown keeps rain off the masonry. Neither covers for the other, and on a chimney whose crown has no overhang a small bolt-on single-flue cap can make things worse by collecting rain and discharging it onto the defective crown. SaverSystems offers that as a rule of thumb, not a code requirement.

How a crown is recast, step by step

  1. Break out the failed crown

    The old slab comes off down to sound brick, with the flue opening covered so nothing drops into the flue or firebox.

  2. Set the bond breaks

    Compressible material is wrapped around the flue tile and a slip layer laid over the top course of brick, so the new slab is not fixed to either. This step decides whether the crown cracks again.

  3. Form and reinforce

    Forms are set to give a projection past the brick on all four sides, with a square edge and a drip formed into the underside. Reinforcement is placed within the slab.

  4. Cast and slope

    The mix is struck off with a continuous fall from the flue outward on every side, leaving no low spots where water can stand.

  5. Cure, then seal the flue joint

    Once cured, the joint around the flue is finished with a flexible sealant so it stays an expansion joint rather than a rigid connection.

  6. Check the cap and the drip

    The cap is refitted or replaced so it sheds clear of the new crown, and the underside of the overhang is checked for a continuous drip line.

When the crown is not the whole problem

A crown gets blamed for leaks it did not cause. Order matters: repointing alone will not fix a chimney being fed water by a failed flashing, gutter, or crown, because the source has to be corrected first or the new mortar fails too.

  • Flashing. A chimney has three distinct flashing zones, and the roof intersection is only one of them — the base and the area under the crown also need flashing. A stain on a ceiling near the chimney is at least as likely to be flashing as crown.
  • Open mortar joints. Water entering through eroded joints below the crown produces the same interior symptoms. That is repointing, and the mortar has to be matched rather than made stronger.
  • Structural cracking. Cracks wider than a couple of millimeters, cracks through multiple bricks, stepped or diagonal cracking, widespread spalled brick, and any out-of-plane lean are structural signals. The Brick Industry Association treats them as the threshold for involving a structural engineer.

What the job includes

  • Close inspection of the crown from the roof or a ladder, photographed before and after from the same angles where practical
  • A check of slope, overhang, drip edge, edge thickness, and the joint where the flue liner passes through the crown
  • Removal of loose, delaminated, or spalled crown material back to a sound substrate
  • Opening out, cleaning, and flexible sealing of isolated cracks on a crown worth keeping
  • Brush-applied elastomeric crown coating over a prepared surface where resurfacing is the right call
  • Forming, reinforcing, and casting a replacement crown with slope, overhang, and a drip edge where recasting is the right call
  • Bond break at the flue liner and the brickwork, with the flue joint finished as a flexible expansion joint
  • A written scope and price before work begins, with nothing starting until you approve it

What it does not include

  • Supply and installation of the metal chimney cap or spark arrestor — that is chimney cap installation, scoped on its own
  • Repointing or rebuilding the brickwork below the crown — that is chimney masonry repair, or chimney rebuild and restoration where the stack has to come down
  • Roof-to-chimney flashing, counter flashing, crickets, or shingles — that is chimney flashing repair
  • Flue liner repair, tile replacement, or relining — that is chimney liner installation, and it carries its own inspection requirement
  • Sweeping, creosote removal, or a formal NFPA inspection level — those are chimney sweep and chimney inspection
  • Whole-chimney water repellent application — that is chimney waterproofing, a maintenance step rather than a fix for a failed crown
  • Interior drywall, ceiling, or stain repair caused by a past leak, and structural engineering assessment where the cracking is structural rather than weathering

How the work goes

  1. Look at the whole top of the chimney

    The crown is assessed together with the cap, the top course of brick, the joint at the flue, and the top flue tile, because a crown repair that ignores those is a repair done twice.

  2. Decide which of the three fixes applies

    Crack repair, resurfacing, or recast, decided by whether the slab is structurally sound and whether it has the slope, overhang, and drip edge it needs.

  3. Put the scope and price in writing

    You get a written scope and price before anything starts, with what is urgent, what can wait, and what does not need doing stated plainly. Nothing begins until you approve it.

  4. Photograph, then prepare

    The chimney is photographed from angles that can be repeated afterward, loose material is taken back to something sound, and the flue and firebox are protected from debris.

  5. Carry out the agreed work

    Cracks are sealed, the surface is coated, or the crown is broken out and recast with reinforcement, bond breaks, slope, overhang, and a drip edge.

  6. Finish the flue joint, check the cap, and hand it over

    The joint around the flue is left as a flexible expansion joint, the cap is checked so it sheds clear of the crown, and you get after photographs and a plain explanation of what was done.

What to look for

Cracks across the top slab, or a crack ringing the flue tile
The crown has stopped shedding water. Whether it can be sealed, coated, or has to be recast depends on how deep the cracking goes.
Pieces of concrete or mortar in the gutters, on the roof, or at the base of the chimney
The crown is losing material, usually from a feathered edge or a delaminating surface. Sealing over that does not address what is happening underneath.
A crown that stops flush with the brick face, with no lip projecting past it
No overhang and no drip edge, so all runoff lands on the wall. That is a geometry problem a coating cannot correct.
An open gap where the flue liner passes through the crown
Water is going straight into the space between the liner and the brickwork, the hardest place on a chimney to dry out.
Flaking or crumbling brick faces in the top few courses
The top of the stack is staying saturated and cycling through freezing. The water source has to be corrected before the brick is patched or coated.
Rust staining on the damper, the firebox, or a metal cap
One of the homeowner-visible signs of chimney water intrusion CSIA lists. It says water is getting in somewhere, not that the crown is the cause.

What changes the price

We do not publish a headline figure, because it would be a guess about your chimney. These are the things that genuinely move the number, and we put a real one in writing after we have looked.

Which of the three fixes the crown actually needs
Sealing isolated cracks, coating a whole surface, and demolishing and recasting a slab are very different amounts of labor, material, and site time. Condition decides it, which is why an accurate quote follows an inspection rather than a phone description.
Chimney size and number of flues
A wider stack means more slab to form, cast, or coat, and every additional flue passing through the crown adds another perimeter that has to be detailed as an expansion joint.
Access to the top of the chimney
Roof pitch, height, roof covering, ladder and staging setup, and how far material has to be carried all change how long the crew is on site before crown work even begins.
The condition of what is underneath
If the top courses are spalled or the joints are open once the old crown comes off, that masonry has to be made sound first. It is separate work, quoted separately once it can be seen.
The state of the flue liner and the cap
A cracked or dropped top tile, or a cap that has to be replaced, brings other work into the same visit. Combining it saves an access setup; leaving it out means going back up later.
Weather, cure time, and permitting
Cast concrete needs a workable window and protection while it cures, which is harder to find during the wet half of the year here. Whether the work triggers a permit depends on the jurisdiction and the scope, and a permit path adds administrative time.

Common questions

What is the difference between a chimney crown and a chimney cap?
The crown is the sloped slab covering the whole top of the chimney. The cap is the metal cover over the flue opening. Published guidance uses the words loosely — the Brick Industry Association calls the slab the cap, while the chimney trade reserves cap for the metal cover, so ask which one a quote means. Washington's residential code, as adopted, requires a sloped concrete, metal, or stone cap with a drip edge and a caulked bond break around the flue liners.
Can a cracked chimney crown just be sealed instead of replaced?
Sometimes. Sealing works on a crown that is still structurally sound and already has slope and an overhang, and SaverSystems' guidance is that a severely deteriorated crown should instead be demolished and recast. The limit is geometry: no sealer or coating can add an overhang or a drip edge that was never built, so the shape has to be judged before a product is chosen.
How long does a resurfaced chimney crown last?
SaverSystems gives ten to fifteen years as the typical life of an elastomeric crown coating over a structurally sound crown. It is a typical range rather than a warranty, and it varies with the product and with the condition of the surface underneath it.
Why does my chimney crown keep cracking around the flue?
Almost always because the slab is fixed solidly to the flue tile, which expands every time you burn while the crown around it does not. NFPA 211 requires a bond break at that joint to allow the vertical movement, and CSIA's inspection procedure records the same requirement. If the joint is packed with mortar again, it will crack again.
Will waterproofing the chimney fix a bad crown?
No — the Brick Industry Association is explicit that a water repellent is not a substitute for real repairs. A non-permeable coating or paint makes a spalling chimney worse, because moisture is trapped behind the film and crystallizing salts pop the brick face off. CSIA's advice is to use only a vapor-permeable agent, and only once the crown, flashing, and joints are sound.
Do I need a permit to replace a chimney crown in Seattle?
It depends on the property and the scope, and requirements change. SDCI Director's Rule 07-2025, effective January 8, 2026, is Seattle's current rule for masonry chimney repair and requires a permit for unreinforced masonry chimney work, with narrow exceptions for minor patching and low-value work. Exempt work still has to meet the code. Confirm your address with SDCI before work starts.
