Protecting chimney brick from Puget Sound rain
Waterproofing a chimney is not sealing it. The right product soaks into the brick and coats the walls of its pores, so the masonry stops drinking rain but can still release the moisture already inside it as vapor.
That distinction is the whole subject. A film-forming sealer or a coat of paint will shed rain too, and will also trap water behind the surface, where freezing and salt crystals push the face off the brick.
Waterproofing is also the last step, not the first. It protects sound masonry. It does not repair a crown, a cap, flashing, or an open mortar joint, and applied over any of those it simply hides the problem.

How water actually gets into chimney brick
Brick and mortar look solid, but both are networks of microscopic connected pores called capillaries. Those capillaries pull water in by suction during a storm and then push it back out as vapor when sun and wind reach the surface. A chimney in good condition spends its life cycling between the two states.
Problems start when the drying half of the cycle stops keeping up. Masonry that never fully dries between wettings stays saturated, and saturated brick is what freezes, stains, effloresces, and eventually spalls — the face of the brick popping off in flakes or plates.
A chimney is the worst-exposed masonry on the house: it stands above the roof with weather hitting every side, has no eave over it, and catches rain directly on top. The Brick Industry Association is blunt that heavy wind-driven rain will get into a single wythe of brickwork regardless of materials or workmanship, which is why the goal is managing water rather than pretending to exclude it.
Why the product must breathe
Clear masonry coatings split into two fundamentally different families, and the words used to sell them — waterproofer, sealer, repellent — do not reliably tell you which is in the can. The difference is whether the product sits on the surface or goes into it.
- Penetrant
- Soaks into the masonry and coats the walls of the pores without bridging them. The Brick Industry Association describes penetrants entering brick masonry up to about 3/8 inch and forming no surface film; manufacturer literature for chimney-specific silane/siloxane repellents quotes penetration of a quarter inch or more. Because the pores stay open, vapor still escapes.
- Film former
- Cures into a continuous skin on the face of the brick. Acrylics, silicone rubbers, and ordinary masonry paint behave this way. The film keeps rain out and also keeps interior moisture in.
- Vapor permeability
- How freely water vapor can pass through a coating, measured in perms under ASTM E96. It is the single property that decides whether a product is safe on a chimney.
- Spalling
- The face of a brick breaking away in flakes, chips, or plates. It is the visible end state of water that got in and could not get out before it froze or before dissolved salts crystallized behind the surface.
The damage mechanism is not mysterious. Water that cannot pass back out stays in the brick, and both freeze-thaw cycling and the growth of water-soluble salt crystals behind a film generate enough expansive pressure to break the brick face off. Blocking the drying path does not remove the water already inside; it removes its exit.
What gets repaired before anything is applied
A repellent works on the faces of sound brick and mortar. It does nothing about a gap, a crack, a missing overhang, or an open joint, because those are not capillary paths — they are holes, and water goes through them at volume. The Brick Industry Association states plainly that a water repellent is rarely effective and is not recommended in place of ordinary repairs.
- The crown. The sloped slab on top sheds the rain landing on the largest horizontal surface up there. A cracked or feathered crown, or a thin mortar wash stuck directly to the flue liner, is a water entry point no repellent reaches.
- The cap. The metal cover over the flue opening keeps rain out of the flue itself. Repellent on the outside of the chimney does nothing about rain falling straight down an open flue.
- The flashing. The metal at the roof-to-chimney intersection is an expansion joint between two materials that move at different rates, which is why a smear of caulk or roof tar over the gap does not hold. Flashing is repaired, not sealed over.
- Open, cracked, or eroded mortar joints. Joints that have eroded, crumbled, cracked, or separated from the brick need repointing first, with mortar no harder than what it replaces. Repellent sprayed across an open joint bridges nothing.
- Brick that has already lost its face. Spalled or cracked brick has lost the dense outer surface that resisted absorption. Those units are cut out and replaced before treatment, and replacement brick for a wet, freezing exposure should meet the severe weathering grade.
How the treatment is applied
Assess the whole chimney first
The crown, cap, flashing, joints, and brick faces are looked at above and below the roofline, and the interior is checked for staining. Waterproofing is only proposed if the masonry is sound and the water paths are closed.
Complete the repairs, then let them cure
Repointing, crown work, brick replacement, and flashing all happen first. Fresh mortar and fresh crown material need their own curing time before anything is applied over them.
Clean the surface
The repellent has to reach open pores, so dirt, moss, soot staining, and efflorescence come off with the gentlest method that works. Aggressive pressure washing drives water deep into the masonry and damages the very brick face being protected.
Let the masonry dry
A saturated chimney cannot absorb a repellent, and treating it would lock the existing moisture in. Dry weather before and after application is a genuine scheduling constraint here, not a preference.
Mask what should not be treated
Roofing, gutters, siding, glass, and planting beside the chimney are protected. Overspray is a real risk with a low-pressure flood application.
Apply to the label, not to the eye
Penetrating repellents are applied at low pressure as a saturating flood coat, working bottom to top so the material runs down the face already wetted. Coverage rate, minimum surface temperature, number of coats, and cure conditions come from the specific product's printed directions.
Document the finished chimney
The chimney is photographed before and after from the same angles where practical, so the treated surfaces are on record.
How long it lasts, and re-treatment
A penetrating repellent is a maintenance treatment with a service life, not a permanent change to the chimney. It will need reapplying. Anyone who tells you a masonry chimney has been waterproofed once and for all is describing something the material cannot do.
Penetrants outlast film formers by a wide margin for one structural reason: they cure below the surface, where ultraviolet light reaches them slowly. A film sitting exposed on the face of the brick is under UV attack continuously. Actual service life depends on the product, the exposure, and how much sun and driving rain that face takes.
- Exposure. A tall chimney standing well above the roof on a windward elevation weathers harder than a short one sheltered by a ridge or tree cover.
- Condition and material of the substrate. Repellent applied to sound, clean, dry masonry performs the way the label describes. Soft older brick, dense modern brick, cast concrete, and stone also absorb differently, which changes both coverage and behavior over time.
- Whether the repairs held. If a crown cracks again or flashing lifts, water re-enters through the opening and the surface treatment is irrelevant to it.
When waterproofing is not the answer
Water reaching a ceiling, a firebox, or a wall almost never arrived through the pores of sound brick. It came through an opening. CSIA's own list of the four things that protect a chimney from water names a cap, a sound crown, and sound flashing alongside waterproofing — three of the four are repairs — and CSIA's position is that water damages masonry chimneys more than fire does.
- Water is dripping inside the firebox or staining the ceiling near the chimney. That is a leak to be traced to its entry point, which is usually the crown, the cap, or the flashing.
- The chimney has already been painted or coated with a film-forming product. Applying a breathable repellent over a film accomplishes nothing, and stripping a coating off masonry is its own difficult job with its own risks to the brick face.
- The brick is actively spalling across large areas or the joints are widely open. The chimney needs masonry repair, and possibly rebuilding of the section above the roofline, before any treatment is worth applying.
- There is bulging, leaning, stepped cracking, or displaced brick. Those are structural indicators, not water-repellency questions, and they belong in a structural assessment.
- Rust staining is running down the chimney or the flashing is visibly bent or lifted. Those are among the water-intrusion signs CSIA tells homeowners to have looked at, and none of them is solved with a repellent.
What the job includes
- A written scope and price before any work begins, separating what is being repaired from what is being treated — nothing starts until you approve it.
- An exterior assessment of the chimney above and below the roofline, covering the crown, the cap, the flashing, the mortar joints, and the condition of the brick faces.
- A clear recommendation on whether the masonry is a candidate for treatment now or needs repairs first — including saying so when waterproofing is not what your chimney needs.
- Cleaning of the masonry to be treated, using the gentlest method that opens the pores without driving water into the brick or damaging the face, plus masking of roofing, gutters, siding, glass, and planting.
- Application of a vapor-permeable penetrating masonry water repellent to the exterior brick and mortar, at the coverage rate, temperature, and coat count the product's own directions call for.
- Before and after photographs from the same angles where practical, and a plain explanation of what was treated and what was deliberately left alone.
What it does not include
- Crown repair, resurfacing, or recasting. A cracked or undersized crown is repaired as crown work before treatment — see chimney crown repair.

- Flashing repair or replacement at the roof-to-chimney intersection. Flashing is a metal detail, not something a repellent substitutes for — see chimney flashing repair.
- Repointing mortar joints or cutting out and replacing spalled brick. That masonry work has to be finished and cured first — see chimney masonry repair.

- Any treatment of the flue interior, the liner, or the smoke chamber. Masonry water repellents are exterior products only.
- Stripping paint or an existing film-forming coating off a chimney, and applying a repellent over a painted or previously sealed surface.
How the work goes
Look at the chimney before quoting anything
The crown, cap, flashing, joints, and brick are assessed above and below the roofline, along with any staining inside. This determines whether waterproofing is even the right recommendation.
Put the findings in writing
You get a written scope and price that separates the repairs from the treatment, and says which parts are urgent, which can wait, and which do not need doing at all. Nothing starts until you approve it.
Do the repairs first
Crown, cap, flashing, repointing, and brick replacement are completed and allowed to cure. Applying a repellent over unfinished work wastes the material and hides the defect.
Clean and dry the masonry
Surfaces are cleaned gently enough to open the pores without forcing water into them, then given time to dry. Application onto saturated masonry is counterproductive.
Protect the surroundings and apply the repellent
Roofing, gutters, siding, glass, and planting are masked. The repellent is applied at low pressure as a saturating flood coat, bottom to top, following the product's coverage rate, temperature limits, and coat count.
Photograph and hand over
The chimney is photographed after the work from the same angles as before, and you are told in plain language what was treated, what was not, and when the surfaces should be looked at again.
What to look for
- White powdery deposits blooming on the outside of the brick
- Efflorescence: water is moving through the masonry, dissolving salts and carrying them to the surface. Recurring efflorescence points to a water path that is still open.
- Flakes, chips, or plates breaking off the face of the brick
- Spalling. The brick has been absorbing more water than it can shed, and freezing or salt crystallization has broken the face off. Treatment alone will not restore those units.
- The chimney stays visibly dark and damp for days after the rain stops
- The masonry is not drying between wettings. That is the condition a penetrating repellent is meant to change, once the openings are closed.
- Rust stains running down the brick, or on the damper and firebox
- Water is reaching metal components. CSIA lists rust as one of the visible signs of chimney water intrusion, and it points to a leak rather than surface absorption.
- Mortar joints you can rake out with a key, or joints recessed noticeably behind the brick
- The joints have eroded and are now the path of least resistance for water. Repointing precedes waterproofing.
- Green or black growth thickening on one face of the chimney
- Moss and algae grow where the surface stays wet. It signals a face that is not drying, and it has to come off before any product is applied.
What changes the price
We do not publish a headline figure, because it would be a guess about your chimney. These are the things that genuinely move the number, and we put a real one in writing after we have looked.
- Whether repairs are needed first
- Usually the largest variable. A chimney that only needs cleaning and treatment is a much smaller job than one needing repointing, a recast crown, or new flashing beforehand — and those are quoted as their own line items, not folded into waterproofing.
- Surface area to be treated
- Repellent is priced by how much masonry it has to cover. A tall chimney with a large above-roofline section takes proportionally more material and more time than a short stack.
- Access and roof conditions
- Roof pitch, height, the number of stories, obstructed sides, and whether ladders reach or staging has to be set all change the labor. A steep or fragile roof takes longer to work on safely.
- Condition of the surface before treatment
- Heavy moss, soot staining, or thick efflorescence adds a cleaning stage. The dirtier the masonry, the more preparation is required before any product can penetrate.
- Absorbency of the masonry and the product specified
- Soft older brick and porous stone drink more material than dense modern brick, so coverage per gallon drops. Different repellents also call for different application rates and coat counts, and a stain-blocking formulation is not the same product as a plain repellent.
- Weather window
- The work needs dry masonry and a dry period afterward. In the wet half of the year that means scheduling around the forecast, which affects how the job is planned.
Common questions
- Does chimney waterproofing actually work?
- A vapor-permeable penetrating repellent does reduce how much rain sound masonry absorbs, and the Brick Industry Association acknowledges that penetrating water repellents can increase moisture resistance. The same guidance is explicit that a repellent is not a substitute for ordinary repairs and is not permanent: it needs periodic reapplication, and it cannot manage water entering through an opening rather than through the pores of the brick. As maintenance for a chimney already in good order, it works. As a fix for a leak, it does not.
- Can I just paint or seal my chimney instead?
- No. Paint and other film-forming coatings cure into a skin on the face of the brick that keeps rain out and interior moisture in. The Brick Industry Association recommends against film-forming coatings on brickwork in freeze-thaw environments, because trapped water and the salts it carries expand behind the film and spall the brick face; it calls for breathable coatings rated 0.98 perms or greater under ASTM E96 and points to siloxane or siloxane/silane chemistry. CSIA tells homeowners to use only a vapor-permeable waterproofing agent and never paint or a non-permeable sealer, and the National Park Service says sealing spalling brick with a non-permeable product speeds decay up rather than stopping it.
- How often does chimney waterproofing need to be redone?
- It needs redoing — that is the honest answer, and industry guidance says so directly: penetrating repellents require periodic reapplication. Penetrants last considerably longer than surface films because they cure inside the pores where ultraviolet light degrades them slowly, while a film sits exposed on the surface. Individual manufacturers publish durability warranties on specific named products, and those terms differ from product to product, so ask which product is being applied to your chimney and check its current published terms rather than relying on a general number.
- Will waterproofing stop my chimney from leaking?
- Almost certainly not, if water is already showing up inside. Leaks come through openings — a cracked crown, a missing or undersized cap, lifted or caulk-patched flashing, open mortar joints — and a surface repellent does not bridge an opening. CSIA lists four measures that protect a chimney from water: a cap, a sound crown, sound flashing, and waterproofing. Three of the four are repairs. Trace the leak to its entry point and fix that; waterproofing is what you do afterward to the sound masonry around it.
- My chimney is already spalling. Can it still be waterproofed?
- Not as it stands. Brick that has lost its face has lost the denser outer surface that limited absorption, so those units are cut out and replaced before anything is applied, and replacement brick for a wet, freezing exposure should meet the severe weathering grade. Coating a spalling chimney with an impermeable product is actively harmful — the National Park Service says it traps moisture behind the coating and accelerates the decay. Repair first, treat second, in that order.
- What time of year can waterproofing be applied around Puget Sound?
- Whenever the masonry is dry, the surface is warm enough, and the forecast gives the product its cure window. Manufacturer directions for chimney water repellents specify a minimum application temperature and a cure period before the treated surface becomes water repellent, and those numbers vary by product. That pushes the work toward the drier months: at the Sea-Tac station, November is the wettest month in NOAA's 1991–2020 normals and July the driest, with roughly three quarters of annual precipitation falling October through March.
