Repointing and spalled brick on an Issaquah chimney

Mortar joints are designed to be the part that gives way first, so some weathering is age rather than failure. The judgment call is where a joint stops shedding water and starts admitting it.

In Issaquah that call divides sharply by house. A brick chimney here is either genuinely old and soft, or it belongs to the late-century build-out and is neither — and the same repair specification does not suit both.

Who in Issaquah actually has a brick chimney

Of Issaquah's roughly 17,542 housing units, about 10,062 went up in 2000 or later, leaving on the order of 7,480 built before then. Within that older group, only about 276 units — around 1.6 percent of the city — date to 1939 or earlier. Masonry work concentrates in those two populations, and they are not the same problem.

The pre-war group
Olde Town, which the city describes as pre-dating the car-oriented suburban form of the rest of Issaquah. Softer brick, softer original mortar, and a repair that has to match what is already in the wall.
The late-century group
Brick stacks on houses from the decades before the 2000s build-out: harder units and cement-based mortars, where failure is driven by exposure and detailing rather than age.
The rest of the city
Framed chases finished in siding, with no mortar to repoint at all.

Matching the wall you already have

Repointing is the removal of deteriorated mortar from the joints and its replacement. Tuckpointing is a decorative finish the trade uses loosely as a synonym; the word on a quote matters less than two specifics — how deep the old mortar is cut back, and what goes in behind it.

  • Strength, and permeability. A mortar can be hard and still highly permeable — old lime mortars often are. Matching means matching both behaviors.
  • Colour, texture and joint profile. Concave, V and grapevine profiles shed water best on exterior brickwork. On an older chimney the existing profile is also what makes the repair invisible.
  • The brick itself. Sourcing a unit matching in colour, texture, size and physical properties is often the slow part of an older job.

Why one Issaquah chimney spalls and the next one does not

Spalling is the brick's outer face flaking, popping or crumbling off, driven by water inside a saturated unit expanding as it freezes. Two houses on the same block can sit in completely different exposure, which is why it looks arbitrary from the street and is not.

  • Grade of brick matters where it freezes. Brick used where it will be wet and freezing is meant to be severe weathering grade, shown by passing 50 freeze-thaw cycles or by limits on strength, absorption and saturation. A replacement chosen only on appearance can fail faster than what it replaced.
  • Exposure is not the same as rainfall. Heavy wind-driven rain penetrates a single wythe of brickwork whatever the materials or workmanship, so a ridge chimney takes far more water than a sheltered one in the same weather.

When repointing stops being the answer, and who to ask

Repointing restores the weather surface. It adds no structural capacity, straightens nothing, and does not replace brick in quantity. Three findings move the scope past it: failed joints in a proportion that argues for doing a whole elevation, damage in the units rather than the joints, and any evidence of movement.

The permit question changes with the scope, and it is answered locally. SDCI's guidance that repointing needs no permit where no structural change is made is written for Seattle addresses. Issaquah states its own requirement broadly — anyone intending to alter or repair a building or structure must obtain a permit — and runs permits through the City of Issaquah Permit Center on MyBuildingPermit.com. Requirements change and depend on the property and the scope, so ask the Permit Center before work begins.

Local considerations in Issaquah

  • About 10,062 of Issaquah's roughly 17,542 housing units date to 2000 or later, leaving on the order of 7,480 older units — and only about 276, roughly 1.6 percent of the city, from 1939 or earlier.
  • The city identifies Olde Town as the neighborhood that pre-dates the car-oriented suburban form of the rest of Issaquah, which is where the oldest and softest local masonry is concentrated.
  • Issaquah is centered within the Issaquah Alps and West Tiger alone rises from 470 to 2,948 feet on the city's southern edge, so freezing nights are not evenly distributed across local addresses.
  • Nearly 20 percent of the city's land cover is forested open space, and masonry that stays shaded cannot complete the evaporation half of its wetting and drying cycle.
  • Brick used where it will be wet and freezing must meet the severe weathering grade, shown by passing 50 freeze-thaw cycles or by strength, absorption and saturation-coefficient limits.

What the job includes

  • A close look at the joints wherever access allows, with a light scrape to find where sound mortar begins
  • A written scope and price before anything is opened up, naming the areas, the cut-back depth, and the mortar specification
  • Removal of deteriorated mortar to a uniform depth of at least twice the joint width, or deeper where the joint requires it
  • Head joints chiselled by hand rather than ground, with mortar slivers cleaned off the brick so the new work bonds
  • Repacking in thin lifts, each tooled at thumbprint hardness, finished to the profile already on the chimney
  • Cut-out and replacement of individual broken or heavily spalled bricks, with the replacement unit shown to you before it goes in
  • Photographs of the same joints before and after, from matching angles where the lot allows it

What it does not include

  • Crown or chase cover work. The lid over the flue is a separate scope, and on most Issaquah houses it is sheet metal rather than masonry
  • Flashing. The metal sealing the chimney to the roof is its own detail and its own repair
  • Relining or any work inside the flue. Repointing addresses the outside of the chimney only
  • Sweeping and creosote removal, which is a separate visit
  • Water repellent, which only makes sense once the masonry is sound and the source above it is closed
  • Rebuilding a section, or work needing engineered design. Where the signs point to movement rather than weathering, that assessment is an engineer's
  • Permit applications, or any determination that the work complies with Issaquah's adopted code

What to look for

Mortar that comes out of the joint under a house key
The binder has failed. That is the clearest case for repointing, and an open water path into the chimney in the meantime.
Joints that have receded more than about a quarter inch behind the face of the brick
Past the industry's maintenance trigger. Not urgent by itself, but the joint has stopped shedding water the way it was built to.
Thin flakes of brick face collecting in the gutter or on the ground
Spalling. The unit's outer wearing surface is coming off, and on a shaded or higher-elevation lot it will keep going until the water is shut out.
A north or tree-shaded elevation that is visibly darker than the others
That face is not drying between wettings, which is the condition freeze-thaw damage accumulates under.
A white powdery bloom that comes back after you wash it off
Recurring efflorescence, read as an unresolved water path that has to be found before mortar work is scoped.
Stepped or diagonal cracking, cracks crossing several bricks, or a stack out of plumb
Movement rather than weathering. These call for investigation before any repointing is priced.

What changes the price

We do not publish a headline figure, because it would be a guess about your chimney. These are the things that genuinely move the number, and we put a real one in writing after we have looked.

How much of the chimney needs work
Spot repointing a few failed joints is a different job from a whole face. Because access is a large fixed cost, a chimney where a substantial share of the joints have gone is often better done as one area than returned to in pieces.
How old the masonry is
An Olde Town chimney needs a matched, deliberately weak mortar and possibly analysis of the existing mix. A late-century stack is usually a more straightforward specification.
Joint condition and removal method
Sandy mortar comes out quickly; hard, high-cement mortar in narrow joints has to be worked out by hand to protect the brick edges, and wider joints mean deeper cut-back and more lifts.
Sourcing a matching brick
Finding a replacement unit that matches in colour, texture, size and physical properties — and that meets severe weathering grade for a wet, freezing location — can take real effort on an older chimney.
Whether something above the joints has to be fixed first
If a failed crown, cover, cap or flashing destroyed the joints, that repair belongs in the scope ahead of the mortar. Skip it and you pay for the mortar twice.
Access and elevation on the lot
A chimney reachable from a ladder, a steep pitch needing staging, and a hillside address needing scaffolding are three different setups, and access frequently costs more than the mortar work itself.
The weather window
Wall temperatures between roughly 40 and 95 degrees Fahrenheit rule out much of the local winter, so work scheduled into it needs protection measures or a later date.

Chimney Masonry Repair in Issaquah — common questions

Is my Issaquah chimney old enough for the mortar match to really matter?
It depends which group your house falls into. Only about 276 of Issaquah's housing units — roughly 1.6 percent — date to 1939 or earlier, and those are concentrated in Olde Town, which the city describes as pre-dating the suburban form of the rest of the city. On that masonry, matching matters a great deal: repointing mortar has to be equal to or lower in compressive strength than the original, or the stress goes into the brick faces. On a later chimney the specification is usually more straightforward.
Do I need a permit to repoint a chimney in Issaquah?

The chimney is on a shaded slope and stays dark. Is that the cause of the flaking?
It is usually the reason the damage keeps progressing. Brick and mortar pull water in through microscopic capillaries and dry themselves by evaporation, and nearly 20 percent of Issaquah's land cover is forested open space, so shade on one elevation is common here. Where the drying never completes, water in the units expands each time it freezes and takes the faces off. Freezing nights are also not evenly spread across the city — Issaquah sits within the Issaquah Alps, and West Tiger climbs to 2,948 feet on its southern edge.
Can I just have the brick sealed to stop it flaking?
No — that makes it worse. Waterproofing brick or painting it with a non-permeable coating traps moisture behind the film and accelerates decay, and film-forming coatings are specifically advised against on brickwork in freeze-thaw environments. A vapor-permeable repellent has a place, but only on sound masonry, after the joints are repaired and after whatever was feeding water in from above has been corrected.
The house was built in the 1990s. Can brick that new really need repointing?
It can, because exposure does more of the work than age does. Brick used where it will be wet and freezing is supposed to meet severe weathering grade, and heavy wind-driven rain penetrates a single wythe of brickwork whatever the materials or workmanship. A late-century chimney on an exposed or permanently shaded lot, sitting under a crown or cover that stopped shedding water, can lose joints well before a sheltered older one does.
