Repointing a Renton chimney without doing it twice

That older cohort is where nearly every repointing call comes from, and it is where the mortar question has real teeth, because mid-century and earlier brickwork was generally laid up with a softer mix than a modern bag of high-strength mortar.
The rule is physics, not preference. Masonry always moves a little, and those stresses are meant to be relieved by the joints, because the mortar is the weaker material. A mortar harder than the brick will not give, so the stress goes into the units and produces cracking and spalling that cannot be repointed out. It is also less vapor-permeable than most older brick, so moisture that should leave through the joints leaves through the brick face instead, lifting it off.
- Equal or lower in strength than what it replaces. Repointing mortar must be equal to or lower in compressive strength than the original, and softer and more vapor-permeable than the brick around it. The industry's rule is the lowest strength that meets the requirement.
- Hardness and permeability are separate properties. A mortar can be hard and still highly permeable — older lime mortars often are. Matching means matching both behaviors, not picking a bag with a lower number on it.
- When the original cannot be judged by eye. On a chimney repaired before, or built to a fast wartime standard, samples can go to a laboratory rather than be guessed at — before the scope is written, not during the work.
A Moderate rating on the site, severe exposure on the chimney
This is where a Renton scope most often goes quietly wrong. The city's adopted design table classes weathering as Moderate rather than Severe, with a 12-inch frost line depth and an air freezing index of 113. It is tempting to read that across to the material spec and conclude ordinary brick is fine.
The replacement units going into a Renton chimney are specified for the exposure of the chimney, not for the classification of the parcel. The logic runs the same way on coatings: a film-forming sealer or non-permeable paint over spalling brick traps moisture and salts behind the film and speeds the decay up. Vapor-permeable penetrating repellents are a different class, and they come after the masonry is sound.
What Renton says about repointing, and what it does not say
Search for whether repointing needs a permit around here and you will find Seattle's guidance, which says a permit is not required to repoint a chimney if no structural changes are made. That is Seattle's answer. Renton does not publish the same sentence.
Renton's Construction Administrative Code requires a permit from the city's Building Official to alter, repair, or demolish a structure, then exempts ordinary repairs from that application. Repointing sits inside that general exemption rather than a named chimney carve-out, and the exemption's own exclusions still apply: cutting away any wall or portion of a wall, and removing or cutting any structural or load-bearing support. Cutting out and replacing individual spalled units walks toward the first of those.
When repointing can actually be done here
Temperature is rarely the binding constraint. Preservation guidance puts wall temperatures generally between 40 and 95 degrees Fahrenheit for repointing, and Renton's adopted design table lists a mean annual temperature of 50 degrees Fahrenheit — inside that band as an average.
Water is the constraint. About three quarters of the area's normal annual precipitation falls between October and March, and new mortar needs the joints protected while it cures. A repointing scope written in January normally carries weather staging, protection measures, or a date, and saying which belongs in the written scope. The wet months are when a water path shows itself; the dry months are when the masonry work holds.

- Laboratory analysis of the existing mortar where the original mix cannot be judged by eye, rather than a guess dressed up as a spec
- Removal of deteriorated mortar to a uniform depth of at least twice the joint width, with head joints chiselled by hand rather than ground
- Repacking in thin lifts, each tooled at thumbprint hardness, with the finished profile matched to the original
- Cut-out and replacement of individual broken or heavily spalled bricks, specified to the severe weathering grade for a chimney's exposure, with the replacement unit shown to you first
- A sample area repointed first where the chimney is visually prominent, and photographs of the same joints before and after
What it does not include
- Crown repair, cap installation, flashing work, or relining — each is its own scope, and where one of them is the water source it belongs in the scope ahead of the repointing
- Water repellent, which only makes sense once the masonry is sound and is never a substitute for the repair
- Rebuilding a section, or any work needing engineered design or seismic reinforcement in a Seismic Design Category D2 city
- Structural engineering. Where the signs point to movement rather than weathering, that assessment belongs to a structural engineer
- Sweeping and creosote removal, which is booked as a chimney sweep — repointing addresses the outside of the chimney only
- The permit application itself, and any determination that the work complies with the code Renton has adopted — that answer comes from City of Renton Permit Services
What to look for
- Mortar you can rake out of a joint with a house key
- The binder has failed. It is the clearest case for repointing, and an open water path into a chimney that spends the Renton wet season taking rain.
- Joints receded more than about a quarter inch behind the brick face
- Past the industry's maintenance trigger. Not urgent on its own, but the joint has stopped shedding water the way it was built to.
- Thin flakes of brick face in the gutter after a wet winter
- Spalling. The unit's outer wearing surface is coming off, and on a chimney classed for severe exposure the replacement brick has to be specified accordingly.
- Hard grey mortar in some joints and soft, sandy mortar in others
- A previous repair used a stronger mix than the original. That is the pattern that drives stress into the brick, and it changes what belongs in the joints this time.
- A white bloom on the brick that returns after you clean it off
- Recurring efflorescence, read as an unresolved water path. The recurrence is the signal, not the first appearance.
- Stepped or diagonal cracking, cracks through several bricks, or a stack out of plumb
- Movement rather than weathering. In a Seismic Design Category D2 city these call for investigation before any repointing scope is written.
What changes the price
We do not publish a headline figure, because it would be a guess about your chimney. These are the things that genuinely move the number, and we put a real one in writing after we have looked.
- How much of the chimney needs work
- Spot repointing a few failed joints is a different job from a whole elevation. Because access is a large fixed cost on a chimney, a stack where a substantial share of joints have gone is often cheaper done as one area than returned to in pieces.
- Whether the original mortar has to be identified
- On Renton's older and fast-built stock, and on any chimney already repaired once with an unknown mix, laboratory analysis before the scope is written adds a step — and removes the risk of specifying a mortar that damages the brick.
- Joint condition and removal method
- Sandy mortar comes out quickly. Hard, high-cement mortar from a previous repair in narrow joints has to be worked out by hand to protect the brick edges, and head joints are chiselled rather than ground either way.
- Sourcing replacement brick
- Units have to match in physical properties as well as color, texture and size, and meet the severe weathering grade for a chimney's exposure. An exact visual match to an old Renton brick is often not obtainable, and the substitute has to be agreed rather than assumed.
- Whether the water source has to be corrected first

- That pattern usually means the repair mortar was stronger and less permeable than what it replaced. Movement stresses that the joints were meant to relieve get driven into the units instead, and moisture that should leave through the joints leaves through the brick face, depositing salts inside the unit until the crystals lift the face off. The fix is not more of the same mortar. It is identifying what is actually in the joints now, cutting the incompatible material out, and repointing with a mortar equal or lower in strength than the original and more permeable than the brick.
- Do I need a City of Renton permit to repoint my chimney?
- Renton does not publish the chimney-specific repointing carve-out that Seattle does, so do not carry the Seattle answer across.
