  1. Repair inside the exemptions. Minor patching, and repointing where no structural change is made, stay small. This is the only ending that leaves the chimney as it is.
  2. Rebuild in reinforced masonry. The stack comes down to sound work and goes back up reinforced and anchored to the house. It is a different structure, not the same chimney with new bricks.
  3. Replace with a factory-built metal chimney. A listed metal system takes over the venting, often inside a chase. It removes the masonry problem rather than solving it.
  4. Remove the chimney. The rule allows taking it out. On a stack serving nothing but a fireplace nobody uses, that is a real answer rather than a failure.

The two boundaries that decide which ending you get

The first boundary is depth. Where repairs reach below the top of the smoke chamber, the rule requires the smoke chamber and chimney to be rebuilt entirely to current code. That is why a diagnosis should establish how far the damage extends before a scope is signed, not while the stack is open.

The second is the permit boundary. Seattle generally requires a building permit before altering, repairing, removing, or demolishing a structure, and the rule requires one for unreinforced masonry chimney work with two narrow exceptions: minor patching, and work below a valuation threshold set by the building official. That threshold is counted cumulatively over a six-month window.

Ask about the review path early. Simple Seattle residential projects, including repairs and structural alterations to houses and duplexes, can often use a faster subject-to-field-inspection permit instead of full plan review — which changes the calendar more than it changes the work.

If the diagnosis lands on a rebuild, the scope is wider than the visible damage, because these requirements come with it.

Reinforcement that reaches the foundation
Masonry chimneys here must be seismically reinforced, including four No. 4 continuous vertical bars anchored into the foundation for chimneys up to 40 inches wide. That is why a rebuild is not only work above the roofline.
Termination height
A rebuilt chimney must terminate at least 3 feet above the point where it passes through the roof and at least 2 feet above any part of the building within 10 feet. On a steep Seattle roof that can mean a taller stack than the one that came down.
A real cap
Washington's residential code requires a masonry chimney to have a concrete, metal, or stone cap with a drip edge and a caulked bond break around the flue liners, sloped to shed water.

  • Historic district review. A Certificate of Approval comes from a district board or the Landmarks Preservation Board and is separate from the building permit
  • Roof repair beyond the chimney flashing, including a new cricket's roofing work where the deck or shingles have already failed
  • Interior finish repair. Stopping the leak is this service; patching and repainting stained plaster or drywall is another trade
  • Gutter, downspout, and site drainage work, even where that is the water source feeding the chimney
  • Appliance and gas work: installing, servicing, or venting a stove, insert, or gas fireplace, and any piping or electrical connected to it

What to look for

A brown stain on the ceiling or wall beside the chimney
Water is entering above the ceiling line. The stain is the exit point, and the entry is usually the crown, the cap, or the flashing.
Rust on the damper, or standing water in the firebox
An open path from the top. The flue is taking rain directly, which in this climate means a lot of water over a season.
Stepped or diagonal cracking, or a stack visibly out of plumb
Structural movement on an unreinforced chimney. This is the condition that most often turns a repair into a rebuild decision here.
Damage that clearly continues below the roofline
The depth question is now live. How far it goes relative to the top of the smoke chamber decides whether current-code rebuild rules apply.

Access to the chimney
Roof pitch, stack height, storeys, staging, and whether a hillside lot leaves anywhere to stand all change the hours before any repair begins.
Whether the water source is closed in the same scope
Repairing masonry while a failed crown or flashing keeps feeding it produces a second job later. Closing the source raises the first number and lowers the total.

It can. Seattle's URM program states that the City requires chimneys, as unsafe building appendages, to be braced or retrofitted as part of any construction permit. If you already have a project going through SDCI, raise the chimney with your reviewer early rather than at a field inspection, because bracing or retrofit work is far cheaper to plan alongside staging that is already up than to add afterward.
Can chimney repairs be done here in the winter?
Some of them, and the split is worth understanding. Work that closes a water path — a cap, a flashing detail, a cracked crown — is often best done when it is found, because roughly three quarters of the annual precipitation in this area falls between October and March and every wet week adds to a saturated stack.
